Our investment philosophy is guided by the fundamental premise that future cash flow, not trophy status or fashion, ultimately determines the value of an asset. We believe that rigorous due diligence, the use of conservative assumptions in projecting costs, yields, timing and cash flows, and a careful assessment of all possible downside scenarios are the best methods for consistently achieving our objectives.

In addition, factors that reduce the value of an asset such as pre-emptive rights, long-term management contracts or other restrictions on the owner's control are closely scrutinised during due diligence to determine the effects on value.

Although we aggressively manage the capital structure of each of our investments, we adhere to a policy of prudent leverage. By virtue of our close relationship with several financial institutions, we are able to obtain financing arrangements on the best terms available in the market in order to provide each transaction with greater protection in a downside scenario.
